This property was viewed in July 2014 and appeared to be in a reasonable condition. One month later, rent and a deposit was paid in advance and the keys picked up from the landlord in person a few days later. Upon entering the property, the landlord admitted the property was suffering with rising damp in the chimney breast, plus it was quite apparent that rising damp was a major problem underneath the kitchen sink.
The landlord failed to provide a valid gas safety certificate, although this was later undertaken at the request of the tenant. Furthermore, no Energy Performance Certificate (EPC) was issued at any stage, which is illegal.
The blatant disregard to be open and honest about the damp at the initial viewing and the fact that the landlord failed to remedy any damp issues, resulted in the tenant withdrawing her tenancy agreement and requesting a full refund of rent/deposit paid in advance, which was returned to the tenant in full upon the termination of the tenancy agreement.
The property is currently being marketed by Belmonte letting agency, Broadstairs, Kent (as of 07/09/14), just 2 days after the keys were returned to the landlord! Clearly, the damp remains in the property and the landlord has shirked her duty of care in respect of remedying the damp issues.
